And UNLIKE some nearby condominiums: *There are no special assessments in effect or pending. *There is no pending litigation. *There is no new owner capital contribution fee (which is illegal for Florida condo associations to charge anyway, but some still do!) *There is no additional building or clubhouse renovation fund that you have to pay into. *There is no recreational lease or land lease. The association owns both clubhouses, all recreation areas and the ground beneath. You are not charged a monthly rec fee. *Water is included in your monthly condo fee--you do not receive a monthly water bill. *Fiber optic cable, HBO, high definition service and in-unit WIFI is included in your monthly condo fee and you do not receive a monthly cable & internet bill.(unless you upgrade cable or internet) *The association does not borrow money from any banks for operating expenses. So you'll not see any pay back of interest on bank loans as an expense in the annual budget. *There are no restricted times or days as to when your guests can use the clubhouses, pools and activity courts--NOT even during any holiday periods! *There are fully funded reserves in the budget for items such as replacement of roofs, exterior painting of buildings and paving of the parking areas. *The city of Delray Beach maintains all the streets in the community- thereby saving the condo association a major expense. *And you are not charged a supplemental fee for security services---as is the case in some other condos.
