Terms of Service

By accessing rangelyadames.com or installing the Rangely Adames mobile app (“Service”), you agree to these Terms. If you do not agree, please do not use the Service.

Listing data is provided through the Internet Data Exchange (IDX) program of MIAMI Realtors / Southeast Florida MLS. The information is deemed reliable but not guaranteed. All measurements and square footage are approximate; buyers and buyer's agents should independently verify. Listings are displayed under the Bridge Data Output license and are subject to MIAMI MLS IDX rules. The Service is for personal, non-commercial use; you may not scrape, copy, or redistribute MLS data.

Information on the Service is for general real estate informational purposes only. It does not constitute legal, financial, tax, or investment advice. Mortgage estimates are illustrative only and depend on lender approval. Always consult licensed professionals before making a real estate decision.

You are responsible for the accuracy of information you submit (email, phone, name) and for keeping your sign-in credentials secure. We do not store passwords; sign-in is via Google Sign-In, Sign in with Apple, or magic-link tokens. You may delete your account at any time by emailing info@rangelyadames.com.

• No automated scraping or harvesting of listings or contact data.
• No reverse engineering or attempts to bypass authentication.
• No use of the Service for unlawful or fraudulent purposes.
• No reproduction of MLS content outside the Service.

By saving a property or search you consent to receive transactional emails and (if installed) push notifications about matches, price changes, status changes, and open houses. You can revoke consent at any time via the unsubscribe link in emails or your device's notification settings.

Program description. By submitting your phone number through any form on rangelyadames.com (including the rental pre-qualification, listing inquiry, tour booking, contact, and lead-gated rental preview forms), you consent to receive recurring SMS / MMS messages from Rangely Adames Realestate (Sunland Group). Messages include new listing alerts matching your saved search, tour confirmations and reminders, pre-qualification status updates, and personalized property recommendations.

Message frequency. Up to 5 messages per week, depending on your saved searches and active inquiries.

Message and data rates may apply. Carriers are not liable for delayed or undelivered messages. We are not responsible for any fees your carrier may charge.

Opt-out. You can opt out of SMS at any time by replying STOPto any message you receive from us. After replying STOP, you'll receive one confirmation message and no further messages until you opt back in by replying START or submitting a new form on the site.

Carriers.Carriers including AT&T, T-Mobile, Verizon, Sprint, and other US wireless carriers are supported. Carriers are not liable for delayed or undelivered messages.

Privacy. Your mobile information (phone number, carrier, opt-in status) is not sold, rented, or shared with any third party for marketing purposes. See our Privacy Policy for full details. This non-sharing policy applies to all categories of mobile information, including opt-in data.

The Service is provided “as is” without warranties of any kind, express or implied. We do not warrant that the Service will be uninterrupted or error-free, or that listings will remain available or accurate.

To the fullest extent permitted by law, Rangely Adames, Sunland Group, and our service providers shall not be liable for indirect, incidental, special, consequential, or punitive damages arising from your use of the Service. Total liability for any claim shall not exceed one hundred US dollars ($100).

These Terms are governed by the laws of the State of Florida. Disputes shall be resolved in the state or federal courts located in Miami-Dade County, Florida.

We may update these Terms; material changes will be announced on this page with a new “Last updated” date.
