Privacy Policy

Rangely Adames is a licensed Miami real estate agent operating under Sunland Group. This policy covers the website at rangelyadames.com and the Rangely Adames mobile apps for iOS and Android (the “Service”). Bundle identifier: com.rangelyadames.app.

We collect only what we need to provide the Service:

• Email address when you save a property, save a search, request a market report, sign up for our newsletter, submit a contact form, or sign in with Google or Apple.
• Name (when you provide it via Google sign-in or our forms) so messages and saved listings are addressed properly.
• Saved property & search records: the MLS listings you save and the search filters you store, so the Service can email and push notify you about new matches and changes.
• Push notification device tokens (iOS APNs and Android FCM tokens) when you install the mobile app and consent to notifications. The token alone does not identify you, but it is associated with your email so we can route alerts to your devices.
• Approximate usage data: page views, referrers, and basic device/browser metadata for analytics. Collected via Google Analytics with IP anonymization enabled.
• Phone number only when you voluntarily provide it to schedule a tour or join the rental waitlist.

We do not collect: government IDs, social security numbers, banking details, credit-card numbers, biometric data, or precise location. Sign in with Apple shares only your name and a relay email if you choose Hide My Email.

• Show you matching MLS listings, save your favorites, and run your saved searches against the live MIAMI MLS IDX feed.
• Send email alerts and push notifications when new MLS matches appear, when saved-property prices drop, when a status changes (Pending, Sold, back-on-market), and when an open house is starting soon.
• Reply to your inquiries and schedule property tours.
• Improve the Service and surface AI-personalized listing recommendations powered by Anthropic's Claude API. The AI receives only your buyer profile (price range, beds, cities) and active listings; it does not receive your name or email.

• MIAMI MLS / Bridge Data Output: provides the live IDX listing data shown on the Service. Subject to MIAMI MLS IDX rules and the SEFMLS disclaimer shown on each listing.
• Netlify: web hosting and serverless functions. Receives request logs (IP address, user agent) for security and reliability.
• Google (Sign-In + Analytics): optional Google Sign-In; Google Analytics for traffic statistics.
• Apple (Sign in with Apple + APNs): optional Sign in with Apple; Apple Push Notification service for iOS alerts.
• Firebase Cloud Messaging: routes push notifications to Android devices.
• Resend: sends transactional email (saved-search alerts, contact form replies).
• Cloudflare Turnstile: anti-spam bot challenge on lead capture forms. Privacy-preserving, no tracking cookies.
• Anthropic (Claude): powers the in-app AI chat and the weekly AI listing recommendation. Anthropic does not retain inputs for model training.

We use a small set of essential cookies and on-device storage:

• A signed visitor-session cookie so you stay logged in to your saved properties and searches across visits.
• A signed admin-session cookie used only by the agent dashboard.
• On the mobile app, the OS-managed APNs/FCM token storage.

We do not use third-party advertising cookies. Google Analytics uses its own cookie subject to its privacy policy.

We do not sell, rent, or trade your personal information. We share data only:

• With the third-party services listed above, strictly to operate the Service.
• When required by law, court order, or to protect rights and safety.

Saved properties, saved searches, and device tokens are retained while your account is active. You can delete a saved property or saved search at any time from /account, or sign out to clear your visitor session. Email us at info@rangelyadames.com and we will delete every record tied to your email within 30 days.

• Email alerts: every email contains an unsubscribe link.
• Push notifications: revoke at any time in iOS Settings → Notifications → Rangely Adames, or Android Settings → Apps → Rangely Adames → Notifications.
• Delete your account: email us and we will wipe all associated records.
• Opt out of analytics: use a Do Not Track browser setting or a content blocker; we honor both.

The Service is not directed to children under 13 and we do not knowingly collect their information. Apple App Store age rating: 4+.

California residents have rights under the CCPA / CPRA to know, delete, and opt out of any sale of personal information; we do not sell personal information. If you are in the EEA / UK, you have rights under GDPR / UK GDPR including access, rectification, erasure, restriction, portability, and objection. To exercise any of these rights, email info@rangelyadames.com.

All web traffic is served over HTTPS with HSTS. Session cookies are signed and HTTP-only. Push device tokens are stored in Netlify Blobs with strong consistency and access-controlled credentials. We do not store passwords (sign-in is via Google, Apple, or magic-link tokens).

We may update this policy. Material changes will be announced on this page; the “Last updated” date at the top indicates the latest revision.
