How do I vet a developer before buying preconstruction?

Start with the record: what this developer has actually delivered, where, and how those buildings performed after closing. Completed towers you can walk through are worth more than any rendering. How past projects handled delays, finish quality, and warranty claims tells you how yours will be handled.

Then the structure of this project: is construction financing in place, who is the lender, who is the general contractor, and how sales progress is going. A project that is well financed and selling steadily behaves differently at delivery than one stretching to reach its lender's threshold.

Finally the paper: the purchase contract and condominium documents, which set deposit escrow, delivery obligations, and what the developer can change. This is a document review, not a brochure review.
