Days 1-30 — Clarity and sourcing
- •Pick your asset class: land, luxury, or STR. Don't chase all three.
- •Open an LLC if you're buying as an investor (or a trust if you're foreign).
- •Get pre-approved for financing, or line up your cash source.
- •Tour at least 10 properties in person — you need reps to calibrate your eye.
- •Build a shortlist of 3-5 real candidate deals.
Days 31-60 — Due diligence and offer
- •Run full due diligence on your top 1-2 candidates.
- •Negotiate, counter, and lock in contract terms.
- •Line up inspection, title, and if applicable STR legality verification.
- •Secure financing and lock the rate.
- •Close.
Days 61-90 — Execute
- •Stabilize the property (renovations, furnishing, listing prep).
- •Launch on Airbnb or get on the MLS if you're flipping.
- •Build your operating rhythm (weekly review, monthly reporting).
- •Start looking for deal 2.
