STR Regulations Decoded

The fastest way to lose money in Miami Airbnb is to buy a property in a zone where short-term rentals aren't allowed. Regulations vary by city, neighborhood, HOA, and even specific buildings. This chapter gives you the real picture by city.

Hollywood, FL — friendly and growing

Hollywood allows short-term rentals with a vacation rental license. Occupancy limits apply, and you'll need a Florida state DBPR license plus local registration. This is where Casa Mare lives, and it's one of my favorite STR cities in South Florida.

Miami Beach — strict

Most of Miami Beach south of 41st Street prohibits short-term rentals outright, with heavy fines. North Beach and some zoned districts allow it. If someone tells you a Miami Beach condo is Airbnb-friendly, verify it at the building level — not just the city.

Doral and Miami-Dade unincorporated

Doral allows STR with licensing. Miami-Dade unincorporated allows it in most residential zones with proper registration. Always verify HOA rules separately — the city might allow it but the HOA might not.

If you can't get a straight answer on STR legality in writing, walk away from the deal.
